Every vinyl siding project requires materials and accessories above and beyond the vinyl siding itself. Examples here include nails, housewrap, mounting blocks, starting courses, trim, soffit, oriented strand board, weather barrier layer, etc. A healthy list to be sure.

Company Doing The Work

Perhaps the biggest price factor is the siding company doing the work. Because local companies can bid out projects at any price they see fit, there will often be huge price quote differences. In fact, I’ve seen companies bid out the exact same project at 2x the price of one another while using the EXACT same vinyl siding and materials. There’s a bit of a Wild West feel to the home improvement bidding process.

For this reason, it’s incredibly important to collect multiple price quotes. By gathering up 5 local quotes, you will often toss two of the bids because they are simply too expensive, and one of them because the company came off as unprofessional or used an inferior product. The final two bids will usually go head to head (and perhaps you can do some negotiating on price) - the result should be fair vinyl siding prices from well reviewed companies that use quality cladding products.

Project Complexity

Projects will be bid out at lower per square foot rates if they don’t require extensive fascia, starter courses, soffits, have less nooks and crannies, or less chimneys and/or windows. These require less cuts, less labor and generally less time required.

This goes without saying, right? However, most projects are bid out by the square foot so bigger projects carry the same PSF cost. Of course, a 2500 square foot house is going to be much less expensive than a 5000 square foot home. As a general rule, as homes get larger, the psf cost often drops a bit.

Additional price factors include things like the time of year. During the winter, the demand for vinyl siding projects is at a low point. During spring and fall, the demand is mild. Michigan Siding Issues

My situation is unique in that the area is so remote none of your search options work for me. The city, state and zip code is Mikado Michigan 48745. This has been my dilemma for years now. The property has been in my family 122 years. My grandfather built the house in 1929. It is small. 24 x 32 with a second story over half of the space. There were originally 9 or 10 windows. It's a solid little house that until the late 80's had no inside plumbing.

I've been trying to find help for at least 3 years now. Most companies will not travel there as they say it's too far, most never call back or show up. When they do show up they give me insane prices, because they don't want the job. I get it. But it's really worrying me. I have 2 grandsons and I want to ensure this home will go on for another 100 years and stay in my family. Not to add to the already complicated equation here, I actually live in Las Vegas Nevada. So there's that.

Current status: I finally found an Amish roofer by way of a recommendation I received from Edco Steel Corporations sales rep to install a standing seam metal roof next spring. I'm so grateful. I took a chance and sent them an email about my situation. Remaining critical needs: Windows, Siding, facia, soffit, gutters. How do I handle getting quotes when I also need siding? Many will say you should do both at the same time. If they do both, I think I should ask for a break-down of the quote. Don't you agree?

Shouldn't a window quote include the size of each window per room, price and then labor? Should I concentrate on getting the windows replaced first and then find a vinyl siding contractor? For example I have one quote for windows, siding, fascia & soffit; he put the words "builder grade" in the quote next to the windows and then "$5000". His quote had $54,000 for labor and $30,000 for materials. He never indicated the number or brand of windows nor their sizes. He came by when I wasn't there and texted me his quote so I was unable to speak with him in person.

The second quote I have is from an Amish gentleman, he quoted a lump price of $29,000 for Alliance Windows and Certainteed monogram vinyl siding. I've since asked him to give me a detailed quote. I don't think he liked that. Also, I asked for a list of windows by size, material and labor costs and the same for the siding. I just want to make sure that the size of the window matches the actual window size (or very close) to the measurement I've made.

So I do not think the windows he is quoting are "replacement" windows. But I guess I want to know what the windows will cost and what the siding would cost. It's not his quote total that bothers me as much as it is what if he shows up with a tiny window and not what I expect. Also, I found a company called A Window and Siding Warehouse in Rose City Michigan. Their website indicates they carry several window brands, Pella, Anderson, etc. I plan on calling them tomorrow.

Lori, I don’t think you are doing anything wrong in your approach. It does sound like your home area doesn’t have lots of options. Overall, I would continue to collect quotes until you find one that makes sense financially as compared to the quotes you’ve been receiving. It might be a bit of a process, but the smart move is to take it slow, find the best installer and get it done right.
